Over the years, having relocated 23 times in my life, bought and sold homes -- I began to get an intimate understanding of what it feels like when you walk into a home. You almost immediately get a sense of whether the home is meant for you.
First, research suggests 95% of buyers will drive by a home before looking. Curb appeal! Second, research shows most people have an emotional response to a home but cannot visualize it with a different set up, therefore base their judgments solely on what they see at the time.
What a consultation does is look at your home analytically. It is not an exercise in decoration. If there are sensitive issues like cleanliness or clutter they need to be addressed, not avoided. A consultant should always understand how overwhelming the task may feel to the homeowner. Often there are personal issues behind the sale of the home so the report needs to be written with sensitivity. Its format should be that of a strategic plan that prioritizes, thus allowing for a bit of slack when needed.
I'm a voice actress and a writer, how did I end up staging? Photography, being one of my favorite hobbies, allowed me to offer my services to local realtors when my children were young. Again, I would notice as I photographed a home, certain elements made it less or more desirable. Having lived in so many places both in the U.S.A. and Europe afforded me a sensibility for color, light, architecture.
